Project Overview
The initial assessment revealed a bituminous membrane roofing system beset by water ingress, compromising the building’s integrity and functionality. Weatherproofing Advisors conducted a comprehensive roof condition survey, including several core samples, to determine the best course of action. This investigation confirmed that while the existing roof was aged, it was suitable for an overlay, avoiding a complete teardown and reducing project costs and environmental impact.
Weatherproofing Advisors were successfully appointed to carry out a full roof refurbishment to an office building in Baguley for and on behalf of Virgin Media.
The main office building was covered by an aged bituminous membrane system which had reached the end of its useful service life. Numerous areas of water ingress were causing ongoing issues internally and so Weatherproofing Advisors were commissioned to undertake a full roof condition survey. The survey incorporated a number of investigative core samples which highlighted that although the existing covering had aged, it was still able to be overlaid.
A new high-performance Single Ply membrane system was proposed as an overlay to the bituminous waterproofing. This new covering also provided a substantial thermal upgrade to the building via the introduction of a 100mm thick PIR insulation board, bringing the roof’s U-Value in line with the relevant building regulations whilst being backed by a 20-year guarantee.
Also, whilst full safe access was available to the roof area via substantial scaffolding, the client took the opportunity to remove a large section of redundant roof-mounted plant and associated steel work. In addition, a full perimeter handrail system was installed upon completion of the works providing future safe access for roof maintenance.
The client is extremely happy with the project delivery, especially when considering the additional challenges of a programme that ran throughout winter. The roof was handed back to the client within the agreed project duration and within budget.
Solution Implemented
To address the building’s needs, We proposed an innovative overlay solution using a high-performance single-ply membrane system. This method not only preserved the existing roofing structure but enhanced it significantly:
- Thermal Efficiency: The installation included a 100mm thick PIR insulation board, dramatically improving the building’s thermal regulation. This update brought the roof’s U-Value into compliance with current building regulations, ensuring a more energy-efficient and cost-effective future for the facility.
- Long-Term Durability: The new roofing system is backed by a robust 20-year guarantee, promising long-term protection against the elements and reducing future maintenance needs.
Additional Enhancements
Recognizing the opportunity presented by scaffold access, additional improvements were made during the roofing project:
- Infrastructure Optimization: A large section of obsolete roof-mounted equipment and related steelwork was removed, streamlining the building’s profile and reducing unnecessary weight and complexity.
- Safety Improvements: A comprehensive handrail system was installed around the roof perimeter, greatly enhancing safety for future maintenance activities.
