The successful transformation of the Tesco Coleraine site was not just a technical achievement—it was a testament to the strength of collaborative working. From the outset, Weatherproofing Advisors worked closely with Tesco’s internal teams, engineers, and supply chain partners to align the project goals with operational needs. Through early engagement and clear communication, we ensured that every phase of the works progressed without disruption to day-to-day store operations. This alignment was crucial to maintaining customer access and safeguarding store staff throughout the duration of the project.
Weatherproofing Advisors were requested to inspect the condition of the roof covering at the Tesco Superstore in Coleraine.
The store is located in the heart of the town, near the river Bann, providing a much-needed service to the residents of Coleraine and the wider community. The store was constructed in the 1960s, and comprises of a concrete structure throughout, which is then enveloped at roof level with a double-skin asbestos cement roof covering.
Upon inspection, it was very evident that the original roof covering had come to the end of its serviceable life. Water ingress was widespread, not only affecting the shopping experience for the customers but also the integrity of the building. Over a short period, several solutions were considered, from coating, over-sheeting and a complete roof renewal.
The coating and over-sheeting solutions were quickly dismissed as being non-viable. We immediately eliminated coating as an option, as it would not provide the customer with any value, and over-sheeting would be very difficult due to the concrete purlin configuration. In conjunction with Tesco, it was decided to completely renew the roof. Whilst this presented the biggest challenges, it also provided the store with the best value and most attractive outcome.
To enable the project to be delivered while remaining fully functional and open to the public, the project was broken up into 3 main phases. During each phase, an internal birdcage scaffold was constructed. This was fully lined and tested to ensure that customers, staff, and visitors remained safe. The roof was progressively removed and replaced, ensuring that the building was not left exposed to the elements at any stage.
The new Kingspan KS1000RW composite panel was specified and installed in line with all manufacturers’ recommendations. The roof covering was designed in conjunction with the proposal to install a new PV system on the roof.
To determine the most effective PV system, data was provided to ensure that the amount of energy exported was kept to an absolute minimum. WPA then engaged with Kingspan to design a PV system that was compatible with the roof panel. Kingspan has developed a new fixing system called PoweRail RW, which is a bracket that fixes onto the crown of the roof panel and then is fixed into the side wall. This approach provided the client with a fully guaranteed system from Waterproofing to PV.
Additional cladding, single-ply works to flat roofs, and over-sheeting to existing metal roofs were also carried out to transform the building from its old concrete-clad appearance to a new modern, energy-efficient building that now stands proudly in the heart of Coleraine.
Beyond restoring the roof and improving building performance, this project underscored a shared commitment to sustainability. By integrating a solar-ready roof system and adopting energy-conscious construction techniques, the site now benefits from a significant reduction in its environmental impact. The project supports Tesco’s broader sustainability targets, while setting an example for future upgrades across similar retail estates.
