Sheldon Court in Worthing has recently had its flat roof fully refurbished by Weatherproofing Advisors in partnership with MOY Group. The original mineral felt roof, laid over timber decking, had suffered years of wear from coastal weather conditions and was no longer performing acceptably. In an end-of-life state, it failed to meet current building insulation regulations. With elderly residents calling the building home, keeping disruption to a minimum and maintaining clear communication was a key priority throughout the project.
To put things right, the roof was overlaid with a new built-up felt system. Before work began, WPA carried out drone surveys and core samples to confirm the existing structure was suitable, before putting scaffolding in place to ensure safe access. The new system incorporated 130mm of insulation to boost thermal efficiency, along with careful detailing around chimney stacks, gullies and louvre vents. The perimeter kerb was also upgraded with black edge flashings, giving a neat finish that tied in with the building’s white fascia.
The result is a watertight, durable roof that not only improves the building’s energy performance but also enhances its appearance. Delivered with strong project management and a focus on resident care, the refurbishment ensures Sheldon Court is now better protected against the coastal climate and ready for the future.
Weatherproofing Advisors were successfully appointed to refurbish the roof of a residential block in West Sussex.
The existing flat roof was composed of mineral felt, installed over a timber deck; with formed gullies, louvre vents and chimney stacks.
The mineral felt was visibly at the end of its serviceable life, and the roof did not conform to current Building Regulations regarding U Values.
Natural ageing had played a principal part in the deterioration of the roof system. Constant exposure to a harsh coastal environment over the years has caused the roofing bitumens to oxidise and lose the natural oils required to maintain flexibility and remain waterproof, whilst the mineral-surfaced top layer felt was deteriorated, exposing bitumen to the elements.
As a fully occupied building, our set communication and customer service standards helped clearly demonstrate progress. Minimal disruption and transparency towards the elderly residents was an important factor for this project.
A specification was provided by MOY Group to overlay the existing roof with new felt, incorporating new insulation to update thermal performance.
Due diligence was taken by Weatherproofing Advisors, with a drone survey to ensure that no animal nesting was present, followed by core samples to ensure that the roof was suitable for overlay.
Scaffolding was then erected by WPA for safe roof access.

The new perimeter kerb was finished with edge flashing in black colour to complement the new roof against white fascia.
