The Challenge: Ageing Structure & Water Ingress
The Peacehaven property was struggling with ageing roofing and cladding systems. Over time, water ingress had caused disruption to tenants and affected the condition of the building.
In addition, gutter systems and downpipes had reached the end of their service life. Therefore, we needed a solution that not only solved the leaks but also future-proofed the building envelope. Importantly, the refurbishment also had to be delivered without interfering with ongoing tenant operations.
Our Solution: A Three-Phase Refurbishment
We developed a structured plan to carry out the works in three phases, ensuring both safety and continuity for the client.
Phase 1 – Roof Oversheeting
We began by installing Joriside 32/1000 HPS200 profiled sheets across the roof, along with 240mm of insulation to improve thermal performance. At the same time, we added Hambleside rooflights to enhance natural light inside the building. Furthermore, we installed Unifold gutter liners, securing watertightness without removing the existing gutters.
Phase 2 – Vertical Cladding
Next, we completed an overcladding of 2,500m² of vertical cladding with Joriside JI 32-167-1000 wall sheets. In addition, we introduced new trim line gutters and powder-coated aluminium downpipes to increase durability, particularly important in coastal conditions.
Phase 3 – External Finishes
Finally, we renovated the windows, doors, and roller shutters, coating each in Anthracite to achieve a modern and consistent appearance. Meanwhile, our Scaffolding Division supported every stage of the works by installing full perimeter scaffolding with boarded platforms and integrated safety netting. This guaranteed safe access for our teams and provided protection for site users.

Our refurbishment works created a durable, watertight, and modernised building envelope, supported by a 25-year guarantee.
As a result, JLL and their tenants benefitted from:
